| Employment
& Income: You must have verifiable gross
monthly income of at least 3 times the monthly rent. Family
members and married couples may combine their incomes.
All non-related applicants must qualify separately. Self
employed applicants are required to supply the last two
years tax returns…we may also require bank statements
to assist in substantiating your stated income.
Background and Credit History:
We conduct thorough credit and background checks
as a way to confirm an applicant is satisfactorily suited
to lease with The Nordstrom Group, Inc. An application
fee of $35 per adult is used for this purpose. If you
have delinquent debt or criminal history, please own up
to it at the time of application. All adult applicants
18 years of age and older must go through our qualifying
process.
Rental History: We
contact your previous Landlords to check on your rental
payment history. We will ask about the number of late
payments, non-compliance notices, and how you maintained
and returned the property.
Pets: All assistive
animals accepted. A suggested pet deposit is $150 per
acceptable pet. All other pet considerations vary and
are subject to Landlord approval. Breed, size, age, and
other pet information will be considered in determining
deposits and acceptance. Pit Bulls, Chows, German Shepherds,
Doberman Pinchers and Rotweiller breeds may not be considered
without substantial liability insurance and deposits as
most homeowner insurance policies exclude these breeds.
Pets must be at least one year old. No reptiles, rodents
or large birds are recommended to our landlords by our
company. A landlord may make an exception to our policy.
Renters Insurance:
Our lease requires that tenants obtain liability
insurance. It is also recommended that our tenants obtain
personal property insurance as Landlord policies do not
cover tenant property losses or damages.
Security Deposits: We require one month’s rent plus
$245 as your security deposit on or before your move-in
date (i.e. if monthly rent is $1,000, the security deposit
will be $1,245). Security deposits are 100% refundable
as long as the rental property is returned to us without
damage, in the same condition it was rented, and does
not require additional cleaning to meet our standards.
How Do I Apply?
- Complete and sign “Application and Offer to
Rent”
- Two checks (personal checks from a local bank, or
certified funds such as bank checks or money orders)
- Application Fee - $35 per adult (18 years of
age and older)
- Earnest Money – The earnest money amount
is documented on the rental listing and is usually
one month’s rent plus $245. These funds are
not deposited into our trust account unless your
offer to rent is accepted. Your earnest money is
credited to security deposit requirements of the
rental agreement.
- Copy of drivers license from all applicants
- When requesting a move-in date of less than ten days,
monies paid must be in certified form.

My Application Was Accepted…Now
What?
Your lease and associated addendums must be signed within
1 business day of acceptance, and all balances due on
or before your move-in date must be paid in certified
funds. Your Earnest Money deposit may be forfeited to
the Landlord in the event you fail to proceed with your
Offer to Rent after Landlord’s verbal acceptance.
